As key milestones are achieved, the system automatically sends you a text message and/or email message to inform you of your progress.

You will also be able to track your matter at any time, day or night, via the Conveyancelink progress website, so you can see exactly what is going to happen, and when its going to happen. This saves you from having to call us for updates.

Equity Release

We can guide you through the various issues surrounding equity release schemes, if you are considering releasing some of the equity in your home. Our property experts will ensure you have all the appropriate information to enable you to make informed decisions. It is advisable that the particular scheme you select belongs to the Safe Home Income Plans (SHIP) Code of Practice.

You may also need to consider the impact on arrangements made in your Will and how the plan affects your inheritance tax situation. We can explain the benefits and potential problems of these arrangements and how they affect your estate.

Wills & Trusts

For your peace of mind and to ensure that your loved ones are catered for, you need to have your own Will. It is an action that can provide you with the knowledge that, in the event of your death, your wishes can be acted on promptly and in accordance with your wishes. Inadequate or unfair provision for family members, causing lasting grievances, can be avoided.

We can advise on the appointment of executors, trustees and guardians ensuring that you have a full understanding of their roles and responsibilities. It may be appropriate to consider the use of a trust to protect assets for chosen beneficiaries in which case you will need to ensure that your trustees have all the powers which they will need to administer the trust effectively.

Commercial Property (inc leases)

Lasting Power of Attorneys

There are two different types of Lasting Power of Attorney (LPA) available to individuals wishing to make provision for their future:-


Property & Affairs LPA

This allows you to choose someone you trust to make decisions about how to spend your money and the way your property and affairs are managed. Once registered, and unless you have put a restriction on it, this type of LPA can be used by your attorney immediately.


Personal Welfare LPA

This allows you to choose a person to make decisions on your behalf relating to your personal healthcare and welfare including decisions to give or refuse consent to treatment on your behalf and deciding where you live. These decisions can only be taken on your behalf when the LPA has been registered and you lack the capacity to make the necessary decision for yourself. This is similar to a current Living Will.

When an LPA is signed, a certificate must be completed by a Lawyer, Doctor, Social Worker or an Independent Mental Capacity Advocate to confirm that the person making the document understands the meaning of the LPA and the consequences of it.

Merry & Co will be providing this certificate FREE OF CHARGE to clients who draw up their LPA with us.

Please note that an LPA can only be used once it has been registered with the Office of the Public Guardian at a cost of £110.00 each.

Probate & Administration of Estates

If you have been recently bereaved, the last thing you feel like doing is getting involved in sorting out the financial affairs, but this has to be done.

As solicitors, we know what needs to be done and how to do it with the minimum of fuss. We are able to assist constructively and compassionately with the many legal and practical points and issues which follow bereavement.

We can offer straight forward advice in relation to the obtaining of a Grant of Probate or Letters of Administration, or we can deal with a complete application for you, to enable assets to be collected and distributed in accordance with the wishes of the deceased or rules of intestacy. Our service will include advice as to how best to deal with the estate in a tax efficient manner.
